What to do when your house won't sell

By Gia Freer, Broker of Record, PBP Real Estate, LLC dba HomeWontSell.com. Licensed Florida broker since 2000 (BK689801). Reviewed September 3, 2026.

When a house will not sell, do these three things in this order: get the evidence, fix the cause you find, and only then touch the price. Sellers usually do it backwards, cut the price first, and lose the money without solving anything.

The seven-day plan

DayDo this
1–2Pull the record: showing count, click-through, agent feedback, what actually closed nearby while you were on market, and how your listing appears on the portals right now. Read your own listing as a stranger would.
3Identify which one is failing — price, presentation, exposure, or condition and terms. Do not guess; the numbers pick it for you.
4–5Fix that one thing properly. New photography and a rewritten description if it is presentation. Full syndication, floor plan and complete public data if it is exposure. Quotes and documents in hand if it is insurance, roof, or association paperwork.
6–7Now have the price conversation, once, with the evidence on the table. One decisive move beats three small ones.

Your real options, and the honest cost of each

OptionWhen it makes senseWhat it costs you
Fix the listing and stay on marketThe cause is presentation or exposure, and the price is defensibleTime and photography; usually the cheapest path
One decisive price adjustmentShowings happened, feedback was consistent, no offersThe amount — but less than repeated small cuts
Let it expire and relist deliberatelySomething real is changing: agent, photography, condition, strategyThe gap in exposure, and agents can still see the history
Rent it and sell laterYou can carry it and you do not need the proceeds nowLandlord duties, tenant timing, and a future sale with a tenant in place
Sell to a cash buyer or investorSpeed or condition matters more than net proceedsTypically a meaningful discount to what a fully exposed market sale would produce

One case the table does not cover: the home is worth less than the mortgage balance, or the payments have stopped being affordable. That is a different decision with its own clock. Short Sale Guide, an educational site, explains whether you can sell a house while behind on payments and how a loan modification compares with a short sale.

When to change agents

Not because the house did not sell — because of what you can see. Ask three questions. Was my listing fully and accurately exposed everywhere buyers look? Was I shown the evidence weekly, or told a story? Was I given a recommendation before the market forced one? Two honest "no" answers are your answer.

If your listing already expired

An expired listing is not a failure, it is a reset with information attached. You now know what the market did at that price with that presentation. That is more than any new seller starting today knows. The mistake is relisting immediately, unchanged, with the same photographs.

Questions sellers ask

What is the first thing to do when a house will not sell?

Get the evidence before you change anything: showing counts, click-through, written agent feedback, what closed nearby during your time on market, and how the listing actually appears on the portals today. The evidence names the cause.

Is it better to cut the price or wait for the market?

Waiting only helps if inventory is falling and comparable homes are closing above your price. If showings happened and no offers followed, waiting adds days on market and weakens your position.

How much should I lower my asking price?

Enough to clear the next real barrier buyers are searching within, in one move, based on what has actually closed nearby. Repeated small reductions teach buyers to wait for the next one.

Can I take my house off the market and try again later?

Yes, and it is the right move when something real is changing: agent, photography, condition, or strategy. Relisting unchanged tends to repeat the result.

Should I sell to a cash buyer instead?

It is a legitimate option when speed or condition outweighs proceeds. Expect a discount to what a fully exposed sale would produce, and compare the two in writing before deciding.

Do I have to list with you to get the score?

No. The Relist Readiness score is free and there is no obligation.
