Why is my house not selling?

By Gia Freer, Broker of Record, PBP Real Estate, LLC dba HomeWontSell.com. Licensed Florida broker since 2000 (BK689801). Reviewed September 3, 2026.

A house that does not sell has a price problem, a presentation problem, an exposure problem, or a condition-and-terms problem — and past about thirty days on market it is usually two of the four feeding each other. Nothing else is on the list. Not the season, not the interest rate, not luck.

The four reasons, in the order they actually occur

ReasonHow you recognize it
PriceShowings happened early, then stopped. Buyers came, said the house was nice, and bought something else. No second showings.
PresentationPeople book showings from the photos but leave in eight minutes. Or the opposite: the listing gets clicks and no showings, which means the photos promised something the price does not support.
ExposureFew showings from the first week onward. Thin photo set, no floor plan, missing or truncated remarks, incomplete public records, address not syndicating cleanly to the portals.
Condition or termsOffers arrive and die after inspection, lender review, insurance quotes, or an HOA or condo document review.

The signal most sellers never get shown

Your listing produces measurable behavior: how many people opened it, how many booked, how many came back, what agents wrote in feedback, how your price sat against what actually closed nearby while you were on market. That record tells you which of the four reasons is yours. Most sellers are given a weekly phone call instead of the record.

What the first fourteen days mean

The heaviest buyer attention a listing will ever get arrives in the first ten to fourteen days, because every buyer already searching sees it as new. If that window produced showings but no offer, the market has answered on price. If it produced no showings at all, the market never really saw the listing, and dropping the price will not fix a distribution problem.

What is different about South Florida right now

Three local factors kill deals here that would close elsewhere. Insurance: a buyer's quote on a roof or an older electrical panel can end a contract after inspection. Condominium reserves and structural reporting: under Chapters 553 and 718, Florida Statutes, milestone inspection (s. 553.899) and structural-reserve requirements changed what associations must fund and disclose, and buyers now read those documents closely. Inventory: when competing listings sit longer, a buyer has no urgency and will simply wait for the next price change — yours.

What not to do

The honest next step

Before any price conversation, find out which of the four reasons applies to your listing. That is exactly what the HomeWontSell diagnostic does: you answer questions about your own listing, and a licensed broker reads it and tells you what the evidence says. It does not tell you what your home is worth, and it never will — a website cannot know your home. See also: what to do when your house will not sell.

Questions sellers ask

How long is too long for a house to sit on the market?

There is no universal number, but if you have passed thirty days with showings and no offer, the market has already told you the price is above what buyers will pay. If you have passed thirty days with almost no showings, the problem is exposure or presentation, not price.

Should I lower the price or change agents?

Answer the diagnosis first. If the listing was well photographed, fully described, correctly syndicated and still drew showings without offers, it is price. If the listing itself was thin, changing the price only sells a poor listing more cheaply.

Will taking my house off the market and relisting it later help?

It resets the days-on-market counter that buyers see, not the history their agents see. Relisting helps only when something real changed: price, photography, condition, or access.

Does a house that has not sold have to be sold at a loss?

No. Most listings that stall are priced against the wrong comparison, presented poorly, or never fully exposed. Fixing the cause is usually cheaper than the reductions that follow from ignoring it.

Can you tell me what my home is worth on this website?

No. We do not publish an estimate of any specific property's value, and no website can produce one responsibly. A licensed broker looks at your property and the current evidence and gives you an opinion in writing.
